The Average Clause is a condition in your insurance policy that reduces the amount payable on a claim if the insured value is less than the actual value of the property at the time of the loss. It ensures that policyholders do not underinsure their property.

If the sum insured is less than the actual value of the property, the insurer will only pay a proportionate amount of the loss. This proportion is calculated based on the ratio of the sum insured to the actual value of the property.

Yes. Suppose your property is worth $300,000 but is only insured for $150,000. If you suffer a loss of $50,000:

Calculation:
(Sum Insured / Actual Value) x Loss = Insurance Payout
(150,000 / 300,000) x 50,000 = $25,000

So, the insurance company would pay $25,000, not the full $50,000 loss.

Yes, depending on the cause of loss:

  • Fire: No deductible applies under Guardian Policies.

  • Hurricane: A deductible of 2% of the sum insured applies for inland properties.

Example:
If the loss is due to a hurricane, and the sum insured is $150,000:
Deductible = 2% of $150,000 = $3,000
Final payout = $25,000 – $3,000 = $22,000

No. In the case of a total loss, the maximum amount you can recover is the full sum insured stated in your policy. If the actual value is higher, you will need to cover the difference out of pocket.

The Average Clause applies when:

  • There is a partial loss.

  • The sum insured is less than the actual value of the property at the time of the loss.
